What's been achieved in 2009

  • January 2009- outline planning application resolution to grant
  • March 2009- Design code architects appointed –David Lock Associates
  • 23rd March –Ian Austin announcement and first £10m of support from HCA is pledged.
  • Coventry City Council also pledged £1.7m growth funding over 2 years to kick start the scheme and NDC will be contributing £200k towards achieving the detailed planning consents.

Still to come in 2009

  • Design code work- March- August 2009
  • Detailed architectural work - July- December 2009  leading to detailed planning application at the end of the year.

What's been achieved in 2008

  • Developer consortium BKW begin work on the outline planning application for the redevelopment of the area.  This has included –

  • Completion of environmental assessments, ecology surveys and traffic impact assessments
  • A green space strategy, including use of green belt land
  • Flood plain assessment and agreement with the Environment Agency that development in the flood plain can be avoided.  Also the development of a drainage strategy
  • Design and access statement drafted
  • Plot testing completed for phase 1


  • A series of workshops and trips aimed at giving residents the skills to input into the planning application on issues like parking, green spaces and urban design
  • The early buy-back of certain properties and advanced demolitions of void and poor stock housing
  • Consultation events on the draft masterplan before submission of the outline planning application
  • Presentation of the outline planning application for the Coventry Developer Forum
  • Regular meetings of the Partners involved looking at the financial model from the Master Development Agreement in view of the recent financial climate in the UK
  • Submission of the outline planning application formally in early September

 

What's been achieved in 2007

  • The Partners involved in the scheme – Coventry NDC, Whitefriars Housing and Coventry City Council went through the process of compiling and agreeing a series of complex legal agreements and contracts called the 'Master Development Agreement'.  This document is a legally binding agreement between all Partners and ties the developer consortium, BKW, into the scheme.
  • The Master Development Agreement was signed by all parties
  • This was communicated to all residents in the area via a special newsletter and media coverage.  Click here to view this document
  • The Coventry Partners (NDC, Whitefriars and the City Council) also appointed a joint Project Director for the scheme, who would work on behalf of them all to negotiate and work closely with the developers to progress the scheme
  • Visits to Liverpool and Coventry to view other redevelopment sites and housing schemes


What's been achieved in 2006

  • The residents' Masterplan from 2004 was used as a basis for us and the developers to start work designing the area
  • We planned out with the developers how the area would be redeveloped over the coming years, looking at the best place to start work and judging how long it was likely to take – decanting people from their homes, building houses, and moving people back… (across the whole of the NDC area)
  • We produced the first published draft of the phasing plan for the redevelopment, showing which phase (either one or two) people were in and what the approximate timescales for work would be.

  • We held a series of events around the area to display this information and give people an opportunity to ask questions.  We also posted the plans to every home in the area
  • Visits to Bristol and Birmingham to view other redevelopment sites and housing schemes


What's been achieved in 2005

  • We invited developer companies to tender for the job of redeveloping the area in a process called an 'Invitation to Submit Outline Proposals'
  • Local people were invited to be involved in the selection of a developer, they felt would be best suited to the job
  • We chose a developer consortium made up of Bovis Homes, Keepmoat Plc and Westbury Partnerships (now known as BKW)
  • We held a series of 'Meet the Developer' road shows to give people a chance to meet the developers that would be redeveloping their area 

 

What's been achieved in 2004

  • Second exhibition to show how we had adopted your ideas and changes to the original plan
  • More local people gave us their views
  • The NDC Partnership Board approved the Masterplan

 

What's been achieved in 2003

  • Consultation with the community about the Masterplan
  • Held an exhibition with three options for change
  • Local people told us which option of change they wanted to see in the area
  • There was a strong message that major change was needed in the area
